Hayden Place Rules:

Sorry, no smoking.  

No Pets unless agreed to by the owner in advance.  Please do not ask for an exception if your dog is loud, not fully
house trained, prone to excessive shedding, prone to scratching at doors or furniture or other bad behavior.  Any
exception will be contingent on your agreement to clean-up the exterior grounds of all pet feces before you leave and
dog hair on the interior of the house.

Rentals are from Saturday to Saturday during summer season.  You check in after 4:00 pm on your arriving Saturday
and check out before 10:00 am on your leaving Saturday.  We wish we could make exceptions but we need those hours
to prepare the home for the next guests.  You may, however, enjoy the lake and dock after check out so long as you
clean up after yourselves.

During Off-Season, you may check-in and check-out on whatever days of the week are convenient for you.   Check-in
and out times are as above unless otherwise agreed to.

To check in, you will be given instructions on the location of the key and how to enter the home.  

At check out, the following is a list of things that we ask of you:

   Leave all trash in provided trash bags - please double bag - and leave at front of house
   Fill the dishwasher with dirty dishes
   Put all dirty towels in a pile
   Strip the beds and place bedding in a pile by bed
   Wipe down the counter tops
   Pick-up all exterior trash left on the grounds
   Leave the house neat and orderly ( a cleaning crew will follow but please try not to leave a mess).
   Return/leave the key as instructed

For rentals occurring during the summer season, there is a non-refundable deposit of $500 due at booking, the full
rental amount is due within 45 days of your stay.  If you book within 45 days of your stay, the full amount is due at that
time.

During your stay, the $500 reservation damage becomes a refundable damage deposit.  This will be returned within 30
days after check-out along with an accounting of any deductions.  Guests are fully responsible for all damage to
property, real estate, furnishings, fixtures, appliances and other goods and products at Hayden Place.  Please try to
leave Hayden Place as beautiful as you found it so the next family can enjoy it too.

During the off season, other arrangements will typically be made for deposits and payments.  

Maximum Occupancy: 12 – more may be allowed with permission from owner.

Hayden Place owners reserve the right to refuse to rent to abusive or disruptive tenants.

Firewood – you may burn any fallen timber around the property.  Do not burn any living tree or plant.  Do not burn any
stacked and cut wood owner may have on premises.   

Property is served by a septic system – do not flush tampons, q-tips or other potentially clogging items down drain.  Do
not rinse large food particles down sink drains.

Hayden Place owners exclude all liability for any harm to you or your guests while staying at Hayden Place.  Some safety
tips are as follows:  Be careful on lake roads, be careful around water, do not run on dock, do not leave children
unattended by the lake or in the woods, be careful on all steps – always use the handrails, do not lean on deck rails, do
not run or play on decks, do not abuse alcohol or other drugs while at Hayden Place.  Do not leave fires unattended.  
Do not light fire if there is a burn ban.  Do not jump on or off of the bunk beds or other furniture.

Owners are not responsible if there is poor or rainy weather during your stay (although Summers in Northern Idaho are
generally pleasant).  Owners are not responsible for minor deviations in the premises as advertised.  If the house
becomes uninhabitable due to vandalism, fire, theft, acts of god or some other unavoidable event prior to your stay, (or
during your stay so long as it is not your fault or the fault of one of your guests) the owners will refund any unused
portion of your deposits and payments.  

If these terms are acceptable to you, please check our availability on-line and contact us to make a reservation.  Once
your reservation has been made, please print a copy of these rules.  Complete the information below.  Sign and date
them.  Mail them along with the proper deposits and payments to:
